Gas works means installing, altering and servicing a gas installation, that is the gas pipework and the appliances connected to it, such as a gas boiler or gas hob. For safety reasons this work is regulated and is carried out only by suitably qualified specialists.

A heating system covers the pipework, pumps, valves and controls running from the boiler or heat substation to the radiators and underfloor heating loops. If your building has a district heating substation, its routine maintenance can be combined with our Technical property maintenance service.

Routine servicing keeps a gas boiler safe and efficient and reduces the risk of it leaving the house without heat in cold weather. Manufacturers generally recommend a service once a year; the exact interval is in the boiler's manual.

A service usually includes: - cleaning the burner and heat exchanger - checking gas connections for leaks - measuring combustion values and adjusting settings if needed - checking the flue and safety devices - checking system pressure and the expansion vessel

Regular servicing may also be a condition of the manufacturer's warranty, so keep the service records. The best time for a service is before the heating season starts.

It is worth calling for help when radiators stay cold, underfloor heating does not work or the boiler shows an error code. Many problems are caused by air, low pressure or sludge in the system.

Typical signs: - a radiator is cold at the top and warm at the bottom, which points to trapped air - underfloor heating warms up only partly or not at all - boiler pressure keeps dropping - the pipes bang or gurgle - heating costs have risen although usage has not changed

In older systems, sludge and rust particles build up over time and restrict circulation. A heating system flush, where the pipework and radiators are rinsed clean, usually helps.

The price depends on the type and age of the appliance, spare parts, the size of the system, access and urgency. The contractor and the contracting party are specified in the quote or contract.

An apartment association (KÜ) is generally responsible for the building's shared heating system, such as the heat substation, risers and basement pipes, as well as the shared gas pipework. Appliances inside a flat, such as a flat's gas boiler or hob, are usually the owner's responsibility. The exact split depends on the association's agreements.
